REAL ESTATE PRICE INCREASING DUE TO INFRASTRUCTURE CONNECTIONS

Besides the East area, some other areas in HCM City, real estate prices have risen when the information of transport infrastructure planning was disclosed and a number of major new roads has been operated.

Eversince No.1 subway line (Metro No.1) Ben Thanh- Suoi Tien is under construction and HCM city-Long Thanh-Dau Giay highway is launched, the Eastside of HCM city has been changed to “Enormous construction” with a massive housing is under construction or open for sale.

The price increasing spreading starts from An Phu- An Khanh area, Thao Dien- District 2, moves to Mai Chi Tho area (from Ha Noi highway to Saigon River tunnel), then finally change direction to Nguyen Duy Trinh area and the intersection between Mai Chi Tho and HCM city- Long Thanh- Dau Giay highway.

 

Next to Novaland project- Lakeview City development area with over 30 hectares is under construction, on the opposite side, another Keppel land Vietnam construction-Palm city is on its final stage and preparing to launch. Palm city is high-rise housing in combination with low-rise, rules 30ha belonging to Nam Rach 90ha (An Phu ward, District 2).


Meanwhile, taking advantage of the Eastern Beltway and Highway HCM City - Long Thanh - Dau Giay already in operation, as well as Do Xuan Hop street just completed the upgrade, many investors have started their housing projects- from apartments to villas.

For example, in the Nam Long - Kien A (District 9), the Nam Long Investment Corporation is employing Fuji Residence apartments and VALORA Garden City villas (adjacent land). Not far away from there, JSC Development Khang Dien House Trading also just opened the next phase of the sale for villas and Melosa Garden townhouses.

Pham Thanh Tuan - CEO of JSC Business Real Estate Alpha Land said, in the past 3 years the development of infrastructure of the East City area has had a strong impact on the real estate market, especially recently when Mai Chi Tho intersection with highway HCM City - Long Thanh - Dau Giay highway project series are formed. Major infrastructure improvements in connection triggered apartment prices in the East and the average annual increase of 10-15%.

As for land prices, in some areas such as parallel manin road frontage An Phu, An Khanh (District 2) rate of increasing in price is high. According to the Department of Natural Resources - Environment City, the first quarter of 2008, the land price in An Phu - An Khanh at 35 million VNĐ / m2 ( raised up 133% over the first quarter of 2007) – the most powerul booming time in real estate marketing, in 2015, land prices reached 80 million VNĐ / m2 and currently range between 120-150 million VNĐ / m2.

Besides the East, Pham Thanh Tuan also said that both the South and West area of HCM City, the real estate market has also been refreshed due to information infrastructure connections.

For example, later this year, there is an expectation of launching Binh Tien Street to connect District 6 and 8, Binh Chanh Province implemented will facilitate the real estate market development. Currently along Vo Van Kiet Boulevard, District  6 and 8, a number of residential areas have been put on the market preparation, such as Viva Riverside (JSC Commercial Real Estate Vietnam - Vietcomreal investment), and Harbor City (Novaland development).

Recently, HCMC People's Committee has approved the investment policy for Nguyen Khoai bridge construction with total capital of about 1,250 billion (running from Him Lam residential D1, District 7 to Ben Van Don Street, District 4). This project is expected to start in 2017 and be completed within 18 months, bringing the total number bridges connecting  South Saigon area to downtown HCMC to figure 7 digits (next to Nhi Thien Duong Bridge, Chanh Hung, Nguyen Van Cu, Te Canal, Tan Thuan and Y).

According to real estate investors in Vietnam, this information sooner or later will affect the price of real estate in the South area, especially in residential areas Him Lam - Kenh Te, cottages along the axis Nguyen Thi Thap. Prices of Him Lam area - Kênh Te is no longer 30 million VND as booked 5-6 years to 50 million VND / m2 or more.
Meanwhile, Ben Van Don region (District 4), after the program to improve the city's water environment improvement (improvement items Tau Hu channel - Ben Nghe, areas from Khanh Hoi Bridge to the completement of Calmette improvement in 2012), almost on this route is no longer vacant.

We have about 5-6 apartment projects are being employed along Ben Van Don street frontage with the average price from 38-40 million VND / m2. Ben Van Don is now known as the "golden path", located opposite the center of District 1, Ben Nghe river views. Typically, prices apartment buildings often skewed towards the river from 40-50% compared to other places.
